Infrastructure Repair / Replacement

Dillon Valley East Condominiums are are undergoing infrastructure repairs. Seven projects have been identified that must be completed to sustain the resale value and continue the quality of life we have come to expect in the Valley. We expect this to be a three year project.

The seven projects are:

This is a multi year project.  It is our goal to replace all the domestic hot water feed pipe in the first floor units of all buildings and replace 24 boilers.

Regarding the replacement of domestic hot water pipes


Q. Why do the pipes need to be replaced?

A. The domestic hot water is constantly circulated through the building in order to provide immediate hot water to all units. The action of the water constantly moving through the copper pipes has eaten away the walls of the pipes causing pin-hole leaks in the ceilings of all first floor units.

Q. When the hot water pipes are replaced, will I be able to shower or wash dishes?

A.  Hot water will not be available during the days of the pipe replacement. We expect the water to be turned off between the hours of 8:30 AM and 5:00 PM. The showers in the clubhouse will be available for your use. Identification will not be necessary. Please identify yourself as a resident of the building without hot water.

Q.  Will I be able to use the cold water?

A.  Yes. You will still have cold water for drinking and flushing toilets.

Q.  I work a night shift. Can your people do the work another time or at least work with me so that I may get some sleep.

A.  The work is scheduled during a time when most people are at work and we have access to resources should unexpected problems occur. You may want to plan for other sleeping arrangements either with a friend or a motel. The Association will not reimburse you for a motel or for temporary living quarters.

Q.  My dog does not bite. Is it OK to leave my pet in the unit.

A.   No. Your pet must be either removed from the unit or securely closed in a bedroom. Our workers will not let your pet out for any reason. If your pet is loose in the unit when work commences and the owner is not present, Animal Control will be called and the pet will be removed at the owner's expense.

Q.  My unit is for sale. Can you put me ahead of everyone else or at least patch the holes in the ceiling?

A.  Several units have holes in their ceilings and their owners have been waiting patiently for repair. It would be unfair to favor individuals. Please inform your sales representative that the homeowners' association will restore the ceiling as soon as we can get to your building.

Q.  Work was supposed to begin yesterday and no one showed up and I was not notified. What happened?

A.  Emergencies arise and sometimes we are not able to notify you.  Our notices say we will be working in your unit during the week.  We usually start on Mondays', but if an emergency arises, we start on Tuesday or even later.

Q.  Who pays to move the items on my deck?

A.  Owners/residents are responsible for moving items from their balcony's.  If items are moved by our contractor, the condominium owner will be billed for the labor.  The contractor or the Association are not liable for any damages to items moved from balconies or damage to patio screens or doors.

Q.  It is my day off and I do not want anyone in my condominium.

A.  Work is scheduled by building.  We cannot pull off of a portion of the work to accommodate one person or family.

Q.  Why was my satellite dish removed from my deck rail?

A.  Satellite dishes are not allowed to be placed onto balcony rails.  Either our contractor, or property management will remove the dish and not reinstall it.  If an owner or resident reinstalls the dish onto the balcony rail, the owner will be billed for material and labor to replace or repair the rail.
